Fall 2009 has brought good things to the San Rafael area. The lack of inventory and high demand from buyers has driven prices up 18% from October 2008 to October 2009.
There are currently only 9 Eichlers on the market in San Rafael and several are not selling due to poor pricing. Homes that are priced appropriately are flying off of the market. I have a new listing at 12 Del Haro Way in the Terra Linda South neighborhood that is beautiful, bright, and private. I am hopeful it will sell as fast as the rest of my Eichler listings this year. Another great buy is an atrium model home at 141 Golden Hinde Blvd. which is listed at $675,000. Both will be open 1-4 today.
There is a bank owned Eichler listing right now that any buyer should run away from as fast as they can (at least based on my experience and the experience of my wonderful buyer clients who were in contract on the home). If you'd like more details about my experience, drop me a line.

The year is winding to a close however the Eichler market is definitely heating up! All 10 of my Eichler listings that have sold this year were in contract within the first 2 weeks on the market and I've also represented a number of buyers for both Eichler & non-Eichler homes in 2009.

I have been very active in the market of buying and selling homes in the $750,000 and below range recently. I have noticed a huge surge of buyers and multiple offers in this price range in the past month and a half. There are currently 8 Eichler homes in escrow and 14 Eichler and Alliance homes currently on the market.
This surge in buyers has been the result of very low interest rates, new FHA loans where only 3.5% to 10% is needed to put down, and prices that are finally beginning to stabilize. Eichler home prices are back down to where they were 5-6 years ago. Selers are getting more realistic on pricing and buyers are getting great deals.
Several weeks ago I looked at stats for sold homes in Marin County since the beginning of the year. 68% of homes sold were under $750,000. Investors and first time home buyers are driving the purchasing market right now and their money is gold for our economy.
It is a very exciting time to be a home buyer with cash in hand. Another interesting fact is that only 17% of homes sold in Marin County year to date are over $1,000,000. The high end market is suffering in this economy.
Eichler homes are selling rapidly and buyers are getting great deals for these fabulous mid-century modern gems.
