Finding the right house can take some time and patience, but being prepared takes a lot of the anxiety out of the equation. After you have decided on a realtor, worked through what your needs and wants for your new home are, established a budget and been prequalified for a loan, you are ready to start the hunt in earnest.

When you and your realtor visit prospective homes, be sure that you allow plenty of time to take a thorough look at each home you are considering. Despite seller disclosures and inspections you’ll have done if you enter into contract, it is smart to make an initial assessment of the general condition of the home. Now that you’ve taken the first steps toward purchasing your first home by choosing a buyer’s agent that you are comfortable with and working through the finances to determine what you can afford (and have been preapproved for a loan), it is time to sit down and set your priorities.

Before you begin house hunting, make a list of your needs and your wants. Your needs are what you absolutely must have. Wants are things that would be nice, but you can do without.

To get you started, here are a few things to consider:

  • Number of bedrooms and bathrooms
  • Single family home or condo
  • Architectural style
  • One floor, split level, or multiple stories
  • Master suite, walk in closet, master bath
  • Formal dining room

Just down the street from San Rafael's Upper Lucas Valley Eichler neighborhood that I recently profiled is Marinwood – aka Lower Lucas Valley - one of the six neighborhoods Joseph Eichler developed in Marin County. In fact, Marin is the only North Bay county where Joseph Eichler built his iconic California Modern style homes, and more than 800 of them can be found in Marinwood (Lower Lucas Valley) and nearby Upper Lucas Valley.

The first Lucas Valley community that Eichler developed is Marinwood, also referred to as Lower Lucas Valley. In keeping with that old real estate adage, “location, location, location”, I’m starting the New Year off by touring Eichler neighborhoods. I thought it might be a fun project – and helpful to you buyers out there - to take a look at most, if not all, of them. First up, set in the rolling hills of northern Marin, is the Upper Lucas Valley.

The Lucas Valley is home to two Eichler neighborhoods, Marinwood (aka Lower Lucas Valley) and Upper Lucas Valley. Both are located just north of Lucas Valley Road on the outskirts of San Rafael.
