We wanted to share some insider knowledge and advice that we (as Realtors, Home Buyers and 3x Eichler Homeowners) consistently follow and strongly suggest to others who are contemplating either the purchase or sale of an Eichler Home either now or in the future.
In our personal experience, NOT following this advice can cost you (sometimes significantly) which is why we are sharing it with clients, friends and prospective Eichler Home Buyers or Sellers. Here goes....
We know the market well and virtually ALL of the real estate we have every purchased for ourselves was bought during the months of NOVEMBER, DECEMBER OR JANUARY.
Our strong advice to you --- DON'T "HIBERNATE" your housing plans until the Spring or Summer. The best deals are often had from mid-November thru late February because of:
LESS COMPETITION. Once we enter the "holiday season" (hint: we are almost there now!), life gets in the way and most people put their housing plans on hold until well after the new year. If you are transaction-ready and can find the time and motivation to continue searching for your new home ver the next few months, you can often get far more attractive pricing than you will in the spring when buyers are out in full force.
MOTIVATED SELLERS. Homes brought on the market (or still on the market) during this time of the year can often mean the sellers have a life-event (job relocation, change in family status, passing of a family member) that necessitates a sale. Additionally, there are instances in which a home wasn't marketed to its fullest potential earlier in the year and now that the "Days on Market" have started to climb, fewer buyers are seeing the home because they are strictly looking at new inventory.
That said, our strong suggestion is to KEEP LOOKING and KEEP YOUR OPTIONS OPEN. Right now there numerous <a href="https://www.eichlerforsale.com/eichler-homes-for-sale/">Eichlers for sale in California </a>(and we know of other "off market" opportunities) so there are plenty of options available right now for savvy buyers who remain engaged.
BUT WAIT....WON'T THERE BE MORE EICHLER INVENTORY / MORE FOR ME TO SEE IN THE SPRING?
Usually there IS more inventory in the Spring but as previously mentioned, there is far more competition and overbids are commonplace. The good news is that there is ALOT of inventory right now so keep your options open.

Many of our Eichler homes have wood-burning fireplaces, which worked out well in the 1950s and ‘60s when air quality wasn’t the issue that it has become today. We know that all of the Bay Area and Sacramento have Spare The Air restrictions that can restrict or prohibit the use of indoor or outdoor fireplaces, wood stoves, etc. It could end up being pretty disappointing if you’d planned a cozy weekend snuggled up by the fire with a few good books – only to have the powers that be declare a few “no burn” days.
Gas Fireplace conversion for Eichler Homes
A great option (and one that we have availed ourselves of) is to have your wood-burning fireplace converted to a gas or electric fireplace. It is surprisingly easy to accomplish and can provide you with a homey fire at the flick of a switch.<img src="https://assets.site-static.com/userfiles/1335/image/eichler_fireplace_gas.jpg" width="400" height="345" alt="gas fireplace eichler home" style="float: right; margin: 3px; border: 2px solid black;" />
Gas fireplace insert: If you are looking for more than ambience, a gas fireplace insert is a great choice. They actually function as heaters, giving you the best of all worlds – a cozy fire that gives off heat that can be controlled (depending on the model you select) and is relatively energy efficient.
Vented gas log: A vented gas log will provide ambience and is a more budget friendly option than an insert, but not as efficient. A vented gas log doesn’t provide as much heat as an insert and, ideally, should have airtight glass doors installed to keep the room's heat from going up the chimney. I wouldn’t recommend an unvented gas log. They can be a health hazard and are banned in some areas.
Note: If you are installing a system that vents through the chimney, be sure to have your chimney inspected, cleaned, and any necessary repairs made before installation.
Electric fireplace insert: An electric fireplace insert functions pretty much the same way a gas insert does, but doesn’t require venting. Although there aren’t real flames in an electric insert, some models offer some realistic looking LED “flames”.
Ethanol fuel fireplace: An ethanol fireplace is an intriguing option. They don’t put out tons of heat, but they aren’t very demanding (like the electric inserts, they don’t require venting), are very cool and modern looking, and they have a “go anywhere” flexibility that can go just about any place - from fireplace to tabletop.

Oftentimes the homeowner will follow-up with photos of their mid-century modern home and other property details hoping to find a definititve answer since their home shares many design elements commonly found with Eichlers including:
Post-and-Beam Construction: Eichlers are known for their exposed post-and-beam construction, giving them a modern and airy feel.
Floor-to-Ceiling Windows: Eichler Homes have large windows, especially in the back, which allow for a seamless connection with the outdoors.
Open Floor Plans: One of the most distinctive features of an Eichler Home is its spacious and open floor plan, which was quite revolutionary for its time.
Atriums: Many Eichler homes have a central atrium or courtyard, which is like a little oasis right in the middle of the house.

5 Steps to determine if your property is an Eichler Home
#1 First things first: LOCATION!
The first question we ask anyone who reaches out to us as to whether or not they have an Eichler Home is to simply ask them exactly 📍WHERE the home is located. If their answer is anything but California or New York, the quick answer is sorry - your home is NOT an Eichler.<br /><br />With the exception of 3 Eichler Homes which were built in New York, all Eichler Homes were built in California. Specifically, Joseph Eichler built around 10,300 Homes (9,660 in the San Francisco Bay Area, 575 in Southern California, 62 in the Greater Sacramento Area, plus the 3 in New York). #2 Year Built: A Quick Check
Assuming your home falls within the California boundries, the next question we would ask is 🗓️ WHAT YEAR was the home built? Single-family Eichler Homes were built between 1949 and 1966. If your home falls outside of this timeframe, i'ts doubtful that your home is an Eichler.
#3 Neighborhood Check: What do your neighbor's homes look like?
With rare exception, virtually all of Joseph Eichler's homes were built in housing tracts. These tracts consisted of multiple similar houses built on a tract of land that were subdivided into smaller lots. By constructing tract homes, Eichler Homes, Inc. could achieve economies of scale, reduce individual construction costs, and streamline the building process, ensuring that more families could own a piece of innovative, mid-century modern architecture without the hefty price tag of a custom designed home.
So - take a look out your window....do neighboring homes have a similar design and style as yours? If so (and if your home's location and year built is consistent with the timelines presented above) you could have an Eichler Home or possibly a "Like-ler" (a home that looks like an Eichler but is not actually an Eichler). First and foremost (and just like all other real estate), the exact location of a home is going to have a very strong influence on price. As you narrow your focus, you'll find that the pricing bands begin to tighten. This approach is really no different than what you would expect when searching for a traditional home however HOW and WHERE Eichler Homes prices fall within this price range is often a source of confusion which we refer to as the "Eichler Pricing Paradox".
Eichler Home Pricing: Original vs. Updated vs Extensively Remodeled
When previewing Eichlers, you'll typically find that they fall into 1 of 3 distinct categories:
Original Eichler Homes. Since most Eichler Homes were built in the 1950s and early 1960s, many owners have made incremental updates along the way. The most common updates we see are changes to the kitchen, bathrooms, lighting, and flooring, with many of these updates being done in the 1980s or early 1990s.
Extensively Upgraded Eichlers. The balance of Eichlers (10-20%) are homes that have (recently) been extensively updated and remodeled throughout. Often these are “down to the stud” remodels that honor the original design and indoor/outdoor flow of Eichler Homes but advance the design with premium features, amenities and design details that appeal to a wide pool of modern day home buyers.
When it comes to Eichler Home pricing, many people are surprised to find out that premium pricing can actually be found at completely opposite ends of the spectrum. Specifically, Eichler Homes that command the highest sale prices are either Original Eichlers or Extensively Upgraded Eichlers.
While it’s logical that extensively and tastefully upgraded Eichler Homes would command a price premium, many people are surprised to discover that original, well-preserved Eichlers also command a healthy price premium, often on par with homes that have recently been extensively updated at great expense.
The price premium for these Original Eichler Homes exist because they have essentially become collectors’ items. Back in March, as the nation's economy was shut down because of the coronavirus, many were predicting the real estate market would face a major collapse. Some forecasts called for a 15-20% decline in transactions. However, six months later, it seems as though the housing market has fully recovered.
Mark Fleming, Chief Economist at First American, <a href="https://blog.firstam.com/economics/housing-market-potential-reaches-highest-level-since-2007">announced</a> last week:
Since hitting a low point during the initial stages of the pandemic, the only major industry to display immunity to the economic impacts of the coronavirus is the housing market. Housing has experienced a strong V-shaped recovery and is now exceeding pre-pandemic levels.
The Economic & Strategic Research Group at Fannie Mae upgraded its <a href="https://www.fanniemae.com/research-and-insights/forecast/rebound-continues-housing-helps-lead-recovery">forecast</a> for home sales last week:
Housing data over the past month continued to show a strong V-shape rebound, helping drive the broader economy. Existing home sales jumped to a pace not seen since 2006…We have substantially upgraded our forecasts for both new and existing home sales. For 2020, total home sales are now expected to be 1.3% higher than in 2019.
The National Association of Realtors (NAR) agrees. In their last <a href="https://www.nar.realtor/newsroom/pending-home-sales-rise-5-9-in-July">Pending Sales Report</a>, NAR shared projections from Chief Economist Lawrence Yun:
Yun forecasts existing-home sales to ramp up to 5.8 million in the second half. That expected rebound would bring the full-year level of existing-home sales to 5.4 million, a 1.1% gain compared to 2019.
Yun's <a href="https://magazine.realtor/daily-news/2020/08/19/will-home-sales-keep-defying-expectations">forecast</a> for 2021 was even more optimistic, stating, Home sales will ramp up again next year, increasing between 8% – 12%.
Bottom Line
The housing market has come roaring back and looks as though it may even surpass last year's success.
Frank Martell, President and CEO of CoreLogic, hit the nail on the head when he <a href="https://www.corelogic.com/insights-download/home-price-index.aspx">said</a>, On an aggregated level, the housing economy remains rock solid despite the shock and awe of the pandemic.

We wanted to start this post by letting folks know that "original" 2-story Eichlers DO exist. The reason we wanted to lead with this definitive statement is because everytime our team lists one of these rare homes, we will frequently receive comments and questions from Buyers, Agents, and mid-century modern aficionados along the following lines:
"Cool home but it's not an Eichler"
"Eichler homes are all single story."
Yes - Joseph Eichler's hallmark home design was a single story, post-and-beam constructed home featuring walls of glass throughout which helped blur the lines beteween indoor/outdoor living. Of the approximately 11,000 homes built by Eichler between 1949 - 1966, only about 50 of them (not including the single family Eichler homes in San Francisco's <a href="https://www.eichlerforsale.com/diamond-heights/">Diamond Heights neighborhood</a>, the smaller townhouses he built in SF and on the Peninsula, or owner modified homes to make a second level) were built in "the suburbs".

Joseph Eichler was brilliant in situating his Marin Eichler communities, validating the old real estate axiom that the number one rule in real estate is Location, Location, Location. Located in one of the most beautiful parts of California, Marin’s Eichler neighborhoods have top-rated school districts and easy access to commuting, recreation, entertainment, and shopping. Of the 1700+ homes Eichler built in Marin County, approximately 900 of them are in the Terra Linda community of San Rafael. The Eichler tract in Terra Linda South is a family-friendly community, and the streets off the main drag are quiet. With easy access to the freeway, Terra Linda South is in a handy location for commuters and life’s amenities are nearby at the Northgate Mall and numerous smaller strip malls. On Sundays, farmers and specialty food vendors display their wares at the Civic Center Farmers Market, which is one of the area’s largest markets and only a mile from the center of the TLS Eichler neighborhood.
Children living in Terra Linda South Eichler homes attend school in the Dixie School District, a highly desirable district with a reputation for great schools. Younger students attend <a href="http://www.vallecitoelementaryschool.org/#!basic-info/c1ifi" target="_blank">Vallecito Elementary School</a> (grades K-5) and older kids attend <a href="https://mcms-dsd-ca.schoolloop.com/cms/page_view?d=x&piid=&vpid=1337425521711" target="_blank">Miller Creek Middle School</a>. Right now, the real estate market is good – and strong home sales (and price points) bring many homeowners to the question of what will work best for their lifestyle – selling their current home and buying a new one – or renovation of their current home.
If you love your neighborhood, but your needs have changed renovation can be a good solution, assuming that you love your neighborhood and your home lends itself to a remodel that will work for you and your lifestyle. Some things to bear in mind when considering a reno project are:
Be aware of neighborhood, city and county restrictions. Your project will need to comply with any restrictions, including setbacks and building heights, required by local building authorities and neighborhood CC&Rs.
How old is your home? A renovation of an older home might trigger a few costly upgrades to bring your home up to current building standards. That being said, however, upgrades on windows, doors, appliances, and heating/AC systems can bring you a more energy efficient home which can translate to savings on your utility bills.
Take a look around and see what your neighbors are doing. You probably won’t want to renovate beyond what the market will bear. If your neighbors aren’t going large, take heed.
Renovation can be difficult. This is a big one! If you and your family aren’t up for a few weeks (or more…) of inconvenience and mess, selling and purchasing a new home might be in your best interest.

Last week we visited the exclusive <a href="https://www.eichlerforsale.com/blog/eichler-neighborhood-tour-eichlers-on-the-bay-strawberry-point/">Mill Valley / Strawberry Point</a> Eichler community where the Eichlers are custom or semi-custom homes. Today we’re heading back to San Rafael and touring Terra Linda North.
Of the 1700 homes Joseph Eichler built in Marin County, most of them are in 4 San Rafael neighborhoods – Terra Linda South, Terra Linda North, <a href="https://www.eichlerforsale.com/blog/tour-an-eichler-neighborhood-upper-lucas-valley/">Upper Lucas Valley</a>, and <a href="https://www.eichlerforsale.com/blog/eichler-neighborhood-marinwood-lower-lucas-valley/">Marinwood</a>. With 600+ homes, Terra Linda North is the larger of the two Terra Linda tracts.
Most of the Eichlers in Terra Linda North are 3 and 4-bedroom homes designed by Eichler architects Jones & Emmons, Anshen + Allen, and Claude Oakland. Although Joseph Eichler built very few 2-story homes, thirteen 2-story Eichlers can be found in Terra Linda North. Twelve were built in 1962 and are on Beechnut Court and around the corner on Las Ovejas Avenue. These models were designed by Claude Oakland and Jones & Emmons. One early double-decker was built in 1959 and can be found on Butternut Drive. The Terra Linda North Eichlers are located between Manuel T. Freitas Parkway and Las Colindas Road, west of Las Gallinas Avenue.
Terra Linda North is in a good location for family activities and shopping. It backs up to the trails and open spaces of the Terra Linda – Sleepy Hollow Divide and Jerry Russom Memorial Park. The Northgate Mall is nearby, as well as several smaller strip malls with banks, grocery stores, and all the amenities that it is nice to have nearby. The <a href="http://www.cityofsanrafael.org/comsvcs-pools-tlp/" target="_blank">Terra Linda Community Pool</a> is home to the Terra Linda Orcas swim team as well as offering swimming lessons and summertime fun to kids of all ages.
Students through 8th grade attend school in the well-respected Dixie School District. Children in grades K-5 attend <a href="http://www.vallecitoelementaryschool.org" target="_blank">Vallecito Elementary School</a> or <a href="http://www.marysilveira.org" target="_blank">Mary E. We’ve recently taken a look at two Eichler neighborhoods (<a href="https://www.eichlerforsale.com/blog/tour-an-eichler-neighborhood-upper-lucas-valley/">Upper Lucas Valley</a> and <a href="https://www.eichlerforsale.com/blog/eichler-neighborhood-marinwood-lower-lucas-valley/">Marinwood</a>) in San Rafael, so I thought we’d head south and tour an exclusive Eichler enclave in Mill Valley. Just a handful of the 1700+ homes that Joseph Eichler constructed in Marin County were built in Mill Valley. Although Eichler had originally planned to build 99 homes in the Mill Valley neighborhood of Strawberry Point (aka Harbor Point), only 15 were actually constructed.
The Mill Valley / Strawberry Point Eichler homes are not typical Eichlers. Designed primarily by Claude Oakland and built in 1965, they are larger homes (between 2200 and 2900+ square feet) than the prototypical Eichler, and all have somewhat unique floor plans and custom or semi-custom details. Four of the Strawberry Point Eichlers are 2-story homes. You’ll find the Strawberry Point Eichler homes on Starboard Court and Great Circle Drive. You’ll also find that they feature lovely views of the Bay!
Strawberry Point is a quiet, exclusive Mill Valley neighborhood. Its Richardson Bay location provides plenty of opportunity for recreation for the entire family. The Club at Harbor Point has a year-round swimming pool, tennis courts, and a fully equipped fitness center; and the Strawberry Recreation center offers camps, activities and workshops for young and old. Strawberry Point is also in a great location for commuters. Highway 101 is nearby as is the Sausalito Ferry Terminal.
Elementary (K-5) and middle school children living in Strawberry Point attend either Strawberry Point School or another of the elementary schools in the <a href="http://www.mvschools.org/Page/3048" target="_blank">Mill Valley School District</a>. Once the playground for some of Hollywood’s greatest celebs, including Bob Hope, Dinah Shore, Bing Crosby, Marilyn Monroe, the legendary Rat Pack; Palm Springs epitomizes the glamour of Mid-Century Modern design. Every February, the city pulls out all the stops with a grand celebration of everything Mid-Century Mod.
This year Joseph Eichler will be honored at Modernism Week with a day full of activities that include a tour of the newly constructed Desert Eichler homes, a 21st Century incarnation of Eichler’s original homes. Let’s take a look at a few tips on house hunting dos and don’ts as well as some general suggestions to help make the process easier.
Just as in everything else in the world, manners count; and manners are really little more than using common sense and being respectful of other people and their property. That being said, when you are in someone else’s home as a prospective buyer you might do a few things that wouldn’t be polite if you were there as a guest; but, for the most part, the rules are the same as though you were an invited guest.
Don’t take food and drink into the house.
Do wear slip on shoes so you can take them off if asked. A home for sale often has new or freshly cleaned carpeting. Don’t want to go barefoot? Wear socks. Some seller’s realtors offer booties as an alternative.
Don’t bring the kids. They’ll distract you from the task at hand, plus they’ll probably get bored.
Do look in cupboards, drawers and closets.
Don’t trash talk the home or decor (especially at an open house). You never know who is listening and if you end up making an offer in a multiple offer situation, you don’t want to have offended the seller by making snide remarks.
Do take photos and/or videos.
Don’t rush. Allow yourself plenty of time to look at each home thoroughly.
Do walk through the house and soak it in. Get your first impression, then go back with a more critical eye.

Finding the right house can take some time and patience, but being prepared takes a lot of the anxiety out of the equation. After you have decided on a realtor, worked through what your needs and wants for your new home are, established a budget and been prequalified for a loan, you are ready to start the hunt in earnest.
When you and your realtor visit prospective homes, be sure that you allow plenty of time to take a thorough look at each home you are considering. Despite seller disclosures and inspections you’ll have done if you enter into contract, it is smart to make an initial assessment of the general condition of the home. Walk through the home to get a feel for it, then start over and look at it through an inspector's eyes. Armed with this checklist, along with your list of must-haves and wants, you’ll be in good shape to find your dream home!
Interior:
Look high and low. Check the floors, ceilings, walls, trim, windows, and even under the sinks.
Take time in each room to notice how much natural light there is.
Kitchens and bathrooms have their own set of issues. Check for stains, leaks, mold or mildew. Do sinks drain properly? Are exhaust fans noisy? How well do toilets flush?
Open and close doors. Do they close properly? Do the latches and locks work?
Know how much storage space you’ll need. Is there enough cupboard space? Is the master closet large enough? Is there extra storage space in the attic or basement?
Check out the systems. Are the heating and AC run on gas or electricity? Does the home have a security system?
Exterior:
You can do a quick check of the roof from the ground. While you’ll probably want a roof inspection if you get serious about the house, you can check for a sagging roofline or anything that doesn’t look right from ground level.
Take a look at the siding. Is the paint in good condition? Look for signs of bug infestation or splitting/cracking siding.
Check out the hardscape. Look for any visible signs of damage in the foundation, driveway, patio and pool.
If there is a wood deck, make sure it is stable and in good condition.
Are the exterior doors in good shape?
Don’t forget the garage. Is it big enough for your needs? Do the garage doors function? Are the garage doors tall enough for your vehicles?
Is the landscaping in good shape? Do the shrubs and trees look healthy? Is the lawn in good shape.
Some other things you might want to consider:
What is the neighborhood like? Visit it at different times of day to get a feel for the personality of area. Is it walkable, kid friendly, pet friendly? What is the traffic like? Is there a homeowner’s association? If so, what are the dues?
Is cell phone coverage good?
What choices will you have for phone, Internet, and TV services?
What are the current owners paying for utilities?
If you are looking at a condo, take some time to get a feel for the association and understand exactly what your responsibilities are vs. what the association manages.
If the house has been on the market for a while, don’t automatically assume that there is something wrong with it. Ask your realtor to look into it. It might be an opportunity for a good deal.
Hopefully these tips will help you get started on the house hunting part of your adventure. While nothing can take the place of professional inspections, having an idea of what you are looking for can help narrow the field.

One floor, split level, or multiple stories
Master suite, walk in closet, master bath
Formal dining room
Family room, den, media room
Kitchen size, counter and cupboard space, appliance style
Storage space
Garage
Size of yard
Pool
You’ll also want to give some serious thought to location and how your new home will fit into your lifestyle.
Urban, suburban, or rural
Schools
Commutability (access to roadways and/or public transportation)
Walkability
Recreational opportunities
Services including groceries, gas, doctor/dentist offices
Once you’ve got your priorities established, your buyer’s agent will be able to research homes in your targeted areas for active listings that fit the bill. Your realtor might also have some suggestions or advice that will help you achieve the lifestyle you want within your budget.

Just down the street from San Rafael's <a href="https://www.eichlerforsale.com/blog/tour-an-eichler-neighborhood-upper-lucas-valley/">Upper Lucas Valley</a> Eichler neighborhood that I recently profiled is Marinwood – aka Lower Lucas Valley - one of the six neighborhoods Joseph Eichler developed in Marin County. In fact, Marin is the only North Bay county where Joseph Eichler built his iconic California Modern style homes, and more than 800 of them can be found in Marinwood (Lower Lucas Valley) and nearby Upper Lucas Valley.
The first Lucas Valley community that Eichler developed is Marinwood, also referred to as Lower Lucas Valley. The 375 Eichler homes in Marinwood were built in 1957-58 and were designed by two of Eichler’s favorite architect teams – Jones & Emmons and Anshen + Allen. All the Marinwood Eichlers are 3 or 4-bedroom homes in 5 different floor plans. Marinwood is sometimes referred to as The Berries because all the street names end with the word “berry”: Appleberry, Flaxberry, Greenberry, Huckleberry, Danberry, Cedarberry, Blackberry, Idylberry… You get the idea!
The Berries is a great neighborhood for families with lots of fun-filled activities for young and old throughout the year. Before you even start house hunting, set the stage for success by deciding who will represent you as a buyer and understand the finances of purchasing a home.
The first thing you’ll want to do is find a good Realtor. At first glance, this might sound like putting the cart before the horse. As a newbie you may think you should find the house first, then find someone to help you make the deal. Determine what you can afford. It’s best to know up front exactly what you can afford. It avoids disappointment later. Things you’ll want to factor in are how much of a down payment you can make, your income, all your debt (including car payments, credit cards and other installment payments, student loans, alimony/child support), your lifestyle and what you can/cannot give up to accommodate a mortgage, and your credit score. When you’ve figured out how much of a monthly mortgage payment your budget will allow, keep in mind that part of the monthly expenses as a homeowner will include interest rates on your loan, property taxes, homeowners insurance, and (possibly) HOA (Home Owners Association) fees.
Get preapproved for a loan. You’ll want to have a face-to-face meeting with a mortgage broker to discuss the steps in the loan process, what kinds of loan programs you qualify for and what the current interest rates are. Next you’ll need to get pre-approved for a loan. This helps give you negotiating power in the bidding process once you’ve found the house of your dreams. Sellers will know you are serious – and qualified. Don’t stress if you don’t happen to know any mortgage brokers. Your Realtor can offer you some suggestions.

In keeping with that old real estate adage, “location, location, location”, I’m starting the New Year off by touring Eichler neighborhoods. I thought it might be a fun project – and helpful to you buyers out there - to take a look at most, if not all, of them. First up, set in the rolling hills of northern Marin, is the Upper Lucas Valley.
The Lucas Valley is home to two Eichler neighborhoods, <a href="https://www.eichlerforsale.com/marinwood-eichlers/">Marinwood</a> (aka Lower Lucas Valley) and Upper Lucas Valley. Both are located just north of Lucas Valley Road on the outskirts of San Rafael.
The Upper Lucas Valley (ULV) is a community of around 400 Eichler homes that were built in the mid-1960s. The homes, designed by Jones & Emmons and Claude Oakland, are comfortably sized Eichlers, most ranging between 1,750 and 2,330 sq. ft. with 4 or 5 bedrooms. Homes in the neighborhood are well maintained and all utilities are underground. Joseph Eichler tended to be thematic when developing neighborhoods and most of the Eichler homes in the Upper Lucas Valley can be found on streets named after famous mountains, including Mt. Tenaya, Pikes Peak, Mt. Shasta, Mt. Whitney, and Mt. McKinley. The one exception to the mountain rule is Idylberry Road, which cuts through the center of ULV north of Mt. Lassen Drive.
The Upper Lucas Valley is a family friendly neighborhood with an active <a href="http://www.lvha.org/home" target="_blank">homeowners association</a>, great schools, and lots to do. Residents can hike, bike, and ride horses on the nearby trails of the Lucas Valley Open Space Preserve (owned by the homeowners association). The community center is a focal point for activity including swimming and tennis; and the <a href="http://www.lvst.org/TabGeneric.jsp?_tabid_=73908&team=recmrlvl" target="_blank">Lucas Valley Lightning</a> swim program offers competitive swimming as well as swim school for kids not quite ready for competition.
Upper Lucas Valley is in the highly regarded Dixie school district and has true neighborhood schools. Kids in the Upper Lucas Valley can walk or bike to school. Younger children (K-5) attend Dixie School, a California Distinguished School as well as a National Blue Ribbon School. Middle-school students (grades 6-8) attend <a href="https://mcms-dsd-ca.schoolloop.com/cms/page_view?d=x&piid=&vpid=1337425521711" target="_blank">Miller Creek Middle School</a>, which is also a California Distinguished School.
Because of the great schools, well-maintained homes, and beautiful surroundings, Eichlers in the Upper Lucas Valley are in great demand. Many of us start out the New Year with resolutions and a reevaluation of our priorities and goals. If you’ve never owned a home before, but have been toying with the idea, this is a good time for you to take stock and think about the pros and cons of owning your own home. Traditionally, homeownership has been considered a good investment and an important part of long-range financial strategy. That doesn’t mean, however, that homeownership is for everyone. If you are considering taking the plunge and purchasing a home, ask yourself a few key questions before making the decision to take on a mortgage.
Am I ready to buy a house? Homeownership is a big responsibility. If you are considering homeownership because someone is pressuring you or you’ve been told that you should own a home by the time you are a certain age, you might want to reconsider. On the other hand, if you are ready to settle down, want permanence, and love the freedom of being able to renovate your kitchen or paint your bathroom that perfect shade of chartreuse – now might be the time for that first home.
What can I afford? Before you even start to dream about a 2 or 3-bedroom home or choose a neighborhood, make an honest assessment of your financial status. What is your income, expenses, savings, debt? Now is the time to be realistic. No sense setting your hopes on a home that is not realistic; it just leads to frustration and disappointment. When considering what you can afford, be sure to take into consideration all the things that your landlord has traditionally taken care of as well. Property taxes, insurance, home repairs, and maintenance will become your responsibility when you are a homeowner.
What are my long-term financial goals? Building equity in a home is a time-honored strategy to deepen the pockets for many homeowners. Whether this will work for you depends on your goals as well as the current market conditions.
Can I qualify for a loan? This is kind of part 2 of the “What can I afford?” question. Be prepared to show lenders your pay stubs and tax returns going back 2 or 3 years. Do you have a good credit score? How about down payment? Lenders generally like to see a healthy financial commitment on your part – how much depends on your credit and the kind of loan you qualify for.
Will the house suit my needs in the future? If you have a growing family, you will want to find a house that will work as the kids get older – or as you make additions to the family. A house that is just right for you now, may not work in three or four years. The hip neighborhood you have your eye on now may not be the ideal community to raise your children in.
After giving these questions some serious thought, the best advice I can give you is to find a good realtor. Once you have made the decision to buy a home and made an honest appraisal of what you can afford, a realtor who is knowledgeable about the homes and market conditions in the area you are interested in will be invaluable. Interview a few and find one that you like and feel comfortable with. Your realtor will be working with you as your advocate and you want one with knowledge and expertise. For the young equestrian in your household, Castle Rock Arabians in Walnut Creek offers a <a href="http://castlerockarabians.com/camps.html" target="_blank">New Year’s Eve Overnight</a> camp! Drop off at 3 pm on NYE. Pick up time is 11 am the next day.
Then, of course, there is always the Fireworks on the Bay. Best viewing is on the Embarcadero in San Francisco, between Folsom and Mission Streets.
Sacramento has its fair share of New Years fun for the little guys as well.
Visitors to the <a href="http://www.thediscovery.org/" target="_blank">Discovery Museum Science & Space Center</a> can explore exhibits and make a New Year Banner to take home.
The Crocker Art Museum brings a multi-cultural New Years experience with <a href="https://www.crockerartmuseum.org/calendar-event/477" target="_blank">Noon Year’s Eve: A Free Family Festival</a>, 12/31/15 10 am – 2 pm.
<a href="http://nyesacramento.com/" target="_blank">New Years Eve Sky Spectacular</a> fireworks fun for the family includes a DJ, magician, games, and two fireworks shows in historic Old Sacramento.

The holidays are here and the houseguests are coming. Prepping for your overnight visitors during the holidays doesn’t need to take long – and most of it can be done well ahead of time. Just like Santa, all you need to do is make a list and check it twice to see that all is nice for your company!
Make up the guest room: Put on clean bedding and set out an extra blanket. Vacuum and dust. Guests always appreciate an empty drawer or shelf if you’ve got the space. It’s always nice to set out a bottle or two of water, a couple of magazines, and snacks for the midnight munchies.
Ready the bathroom: Clean the tub/shower, sinks, mirrors and toilets. Empty the trash and make sure there is extra toilet paper. Put out extra towels and toiletries for your guests.
Tidy the house: You don’t need to give it a full blown cleaning, but clear the clutter, wipe off the countertops, dust and vacuum.
Be ready for early risers: Have coffee and tea supplies ready to go along with a few snacks so your guests can help themselves in the morning.
Kids coming?: Regardless of the age of the kids, put breakables away. If your visitors are very young be sure to secure medication, put gates on stairs, cover electrical outlets, childproof any kitchen cabinets that have cleaning supplies or put the supplies out of reach of little hands.
Nice little extras: Your guests will love you for these thoughtful amenities; power strips and plugs for chargers, a hair dryer, cozy robes, and spare toothbrushes.

Have you ever stopped to think about how much Americans seem to love their automobiles? I know when I was growing up, my mom and dad had a little green VW bug that seemed like it was part of the family. It was a feature in many family photos – and when my parents sold it we were sad, feeling as though we had lost a family friend. Looking back to another generation, an old family album has a photo of my grandmother and grandfather circa 1949 (looking very Mid-Century and much younger than I ever remember them) standing proudly beside their new car, with my 1-year-old mom perched on the hood. It was from photos like this that Marin County artist Gale S. McKee drew her inspiration for an exhibit that is opening Saturday at the Marin Museum of Contemporary Art.
Titled The American Car: A Family Portrait, the exhibit features a series of sometimes sentimental and occasionally humorous images that celebrate the automobile as part of the American lifestyle. For each painting, McKee transformed a vintage photo – eventually printing it digitally onto canvas and bringing the story behind it to life with acrylic paint. The result is a nostalgic glimpse into the role that the automobile has played in all of our lives.

Eventually, that concern may be a thing of the past as tiny homes become more accepted. In the spirit of yummy food (which you all know I am also thankful for), I’d like to share a family favorite recipe for cranberry sauce. It is super easy and makes a great addition to the turkey dinner. (And the best part is that you can make it ahead and keep it in the fridge for up to 1 week.)
12 oz. fresh cranberries
1 ½ cups sugar
½ cup brandy
2 Tblsp. orange zest
Sort through the berries and discard any funky ones. Mix everything in an 8” square baking dish. Pop into a 325º oven and bake, stirring occasionally, for about an hour.

The holiday season is beginning and for many of us that means travel is on the agenda. Whether it is a trip to Grandma’s for a few days or a long anticipated vacation to an exotic location, I think we all worry about leaving our home unattended – and never more so than during the holidays.
While having (and using) a home security system is at the top of the list, there are a few simple precautions you can take to help secure your home and give yourself peace of mind.
Let your neighbors know you will be away. Even if you don’t know them well, give them a heads-up so they can keep an eye out for anything out of the ordinary. You might want to share your contact info with them as well.
Don’t tell the rest of the world you will be gone. Social media is fun, but it’s better to be safe than sorry. Post photos and details of your trip after you get home.
Have your mail held at the post office and suspend newspaper delivery. Nothing says, “We’re not home!” like a week’s worth of newspapers piled up on the driveway. Go to <a href="https://holdmail.usps.com/holdmail/" target="_blank">USPS</a> for details on the Hold Mail Service.
Put lights on a timer – and consider motion-sensitive lights outdoors (don’t forget the back and side yards). Having your inside lights turning on and off throughout the evening gives the appearance that the home is occupied.
Keep up the routine. Ask a neighbor to take out your trash and recycling bins and bring them back in the next day.
Keep valuables out of sight. Leaving a few shades open can make the house look more lived in, but don’t put valuables like computers, flat-screen TVs, and other temptations out in view of anyone who peeks in.

Events will include cocktail parties and dinners, films and lectures, shows and sales, and just about every kind of tour imaginable. The beautiful Lucas Valley in Marin County has a lot going for it; a bucolic setting, two well-preserved Eichler neighborhoods, and the Lucas Valley Chamber Orchestra (LVCO). While <a href="https://www.eichlerforsale.com/upper-lucas-valley-eichler/">Upper Lucas Valley</a> and <a href="https://www.eichlerforsale.com/marinwood-eichlers/">Marinwood</a> are well known Eichler communities, the LVCO has been a bit of a well kept secret – but the word is getting out.
The Lucas Valley Chamber Orchestra began in 2011 when a group of Lucas Valley residents invited a few friends and fellow musicians to get together and make music. Today it is a proudly self-directed group of 34 Bay Area musicians ranging from professional musicians to dedicated amateurs. The collaborative aspect is part of what makes the LVCO unique; it is one of only a small handful of community orchestras perform without a conductor.
The Lucas Valley Chamber Orchestra made its public debut in 2012 at the Lucas Valley Community Center and has been performing ever since. Its next performance will be a benefit concert this Sunday at the Christ Presbyterian Church in Terra Linda. Admission is free, but donations are encouraged to support the Christ Presbyterian Camp Scholarships and Marin’s “Enriching Lives through Music” (ELM) program.

California has a reputation for some pretty wild and wacky architectural trends, many of which were noted by the late, great Huell Howser in his <a href="http://www.calgold.com" target="_blank">California’s Gold</a> TV series. In filming California’s Gold, Howser traveled the length and breadth of the Golden State taking note of places, events, and people that captured his interest. One of his early road trips took him along the famed Route 66 to <a href="http://www.calgold.com/roadtrip/Default.asp?Series=100&Show=427" target="_blank">Newberry Springs</a> where he didn’t find the buffalo, pistachios, or ostriches he was expecting – but he did find a home that is one of those only-in-California kind of places.
