One of the first decisions you need to make when you’ve decided to sell your Eichler is who your listing agent will be. Earlier this week, I offered some tips on finding some good prospects. Once you’ve narrowed the field and set up interviews with realtors for listing presentations on the sale of your Eichler home, you’ll want to be sure you’ve done your homework and are prepared with some key discussion points. To get you started, I’ve prepared a list of some of the questions I am frequently asked.
How much should I ask for my Eichler? Pricing is at the front of most sellers’ minds. Setting a realistic price from the start is key. You want to get a fair price for your home and a knowledgeable agent will arrive at the listing presentation armed with “comps” and/or a Market Analysis for similar Eichler home sales in your neighborhood.
What will your marketing strategies be? Good advertising can make all the difference in the world. Will your home be advertised online? How about flyers and real estate advertising pamphlets? Will your realtor be holding any open houses or brokers’ previews? What kinds of signage will be used?
Do you have a strong Internet presence? A busy website can provide great advertising exposure for your home. A tech-savvy agent is a must in today’s real estate world.
Why should I consider using a realtor who specializes in Eichler homes? What sets an Eichler specialist apart from a standard agent when it comes to marketing your Eichler home? Will it cost me more to use an Eichler specialist?
Can you supply references? Ask for references and check them out.
How many sales did you close last year? Past performance may well indicate the future!
What are your fees? Realtor fees are typically a percentage of the selling price, which are split between the buyer’s agent and the listing agent.
Once we sign a contract, what are my obligations? Be sure you understand how the listing agreement will affect you.
What services do you provide me as the seller? Your listing agent will be professionally bound to market your home, schedule showings, provide you with feedback from prospective buyers, review all offers with you, coordinate inspections once an offer has been accepted, and manage escrow. It’s what goes beyond the basics that sets a good realtor apart from the rest. Does the realtor you are considering:
Use professional photographers?
Do staging or have a relationship with a professional stager?
Recommend and schedule contractors and vendors who can make repairs and help put your home in good “show” condition?
Have technological resources to give your home an advertising advantage?

Whether you are planning to sell your Eichler now or sometime in the future, one of your first and most important decisions will be who you choose to represent you as the seller. An experienced listing agent can offer you “soup to nuts” representation and guide you through the process from setting a realistic price for your Eichler through closing the deal once an offer has been accepted.
I, as an Eichler specialist, encourage you to use due diligence when you are looking for a realtor to help you sell your home. Ask around and look for referrals from friends, neighbors, and relatives. And don’t forget to check the Internet. A good Eichler realtor is likely to have a strong Internet presence. Once you’ve narrowed the field down to 3 or 4 prospective agents, give each realtor a call and schedule a no-obligation interview called a listing presentation. Don’t be shy about this. Agents welcome the opportunity to meet with you and discuss your property.
You’ll want to be sure that any realtor you interview is:
Fully licensed to sell real estate.
A member of the Multiple Listing Service (MLS) and/or a reliable search service.
Tech savvy. Being well versed in the ins and outs of the Internet is a “must have” in today’s real estate market.
Experienced in buying and selling Eichler homes.
Enthusiastic and a good fit for you.
Able to provide you with “comps” or a CMA (Comparative Market Analysis) for similar Eichler homes in your neighborhood.
Stay tuned! Later this week, I’ll give you some pointers on questions to ask your prospective realtors during their listing presentations.

Once you have selected a realtor to assist you in the sale of your Eichler home, you can expect “soup to nuts” representation. A good agent will be able to help you with every aspect of the sale – from determining a realistic price to your signing on the dotted line. Once you have chosen a realtor, he/she will:
Meet with you to plan initial strategy. This will include pricing and giving your home the once-over to determine anything that needs sprucing up or fixing. You will also need to sign a listing agreement, if you haven’t already done so.
Help you prep your Eichler for sale. Your realtor can help set up appointments with stagers and any vendors that might be needed for repairs or giving your property a bit of a face-lift.
List your property. Your realtor will arrange for professional photos, install “For Sale” signs, and give your home visibility on the Internet and elsewhere.
Market your home. Preparing advertising brochures and flyers and getting your Eichler listing up and running on the Internet is part of what you can expect. Your agent will also work with you to schedule an open house and/or brokers’ tour.
Schedule showings. Your agent will serve as liaison between you and brokers for prospective buyers.
Provide you with feedback from prospective buyers. After your house has been shown, your realtor will follow up with the buyer’s agent and keep you posted.
Review all offers with you. Not all offers are equal. Your realtor can help you determine which offer is the most viable for your and your home.
Negotiate for the best price and terms. There are times when a counter-offer is in order.
Coordinate inspections. Most, if not all, home sales require inspections. Your realtor will arrange for all necessary inspections.
Manage escrow. Escrow involves a lot of paperwork and includes working with a title company. Your agent will handle this and manage the escrow process.
While all of this might sound complicated, an experienced realtor will help ease the way. Many homeowners find that the hardest part of the sale comes after your home is sold and it is time to pack up and move out. You’re on your own for that (although your realtor may be able to recommend a reliable moving company…)

Choose A Knowledgeable Listing Agent.<img src="https://www.eichlerforsale.com/images/fairmeadow_eichler_1024.jpg" alt="" width="485" height="212" class="img_box_center" />
Once you decide to sell your Eichler home, one of the most important steps in the process comes in the beginning, and that is finding a good listing agent. Not all Realtors are created equal and, as in any business, different realtors have different areas of expertise. The Eichler market is a specialized niche and your best bet as an Eichler homeowner is to find an agent who knows and understands the Eichler world. A good Eichler specialist will guide you through the process, from setting a realistic price for your home to closing the deal once you accept an offer.
In choosing someone to represent you in the sale of your home, you’ll need to do some homework and identify several prospective agents. Referrals can come from friends, relatives, or neighbors. Another great source is the Internet. Although it is no guarantee, a good Eichler realtor is more likely than not to have a strong Internet presence. Once you have lined up several real estate agents who look promising, schedule no-obligation interviews. You’ll want to be sure that your realtor is a good fit for you and has the skills you are looking for. The agents you interview should:
Have an active real estate license.
Belong to the Multiple Listing Service (MLS) and/or a reliable search service.
Be enthusiastic about selling your home.
Be tech savvy; these days, most prospective homebuyers do their preliminary shopping on the Internet.
Have experience in buying and selling Eichler homes.
Provide you with “comps” or a Comparative Market Analysis (CMA) for similar Eichler home sales in your neighborhood. Pricing your home right from the get-go is a huge plus in getting your house sold in a timely manner.
Don’t hesitate to interview 3 or 4 prospective realtors. They view every listing presentation as an opportunity as well as part of the job. Be prepared to give each prospect a tour of your property and be ready to ask a few questions.
How will you market my home? Will the home be advertised online, with flyers, and/or in local real estate advertising pamphlets and newspapers? Will there be any open houses or brokers’ previews? What kind of signage will be used?
At what price do you recommend listing my Eichler? A knowledgeable agent will help you set a realistic price for your home based on comparable sales. Remember, the highest price point isn’t always the best price point. Too high a price may well end in no showings.
Can you recommend service providers? Although a real estate agent shouldn’t receive any compensation from referrals, they should be able to suggest more than one vendor who can help with any repairs or work that may need to be done in getting your home ready for sale.
Will you supply references? Ask for references – and don’t hesitate to check them out.
What are your fees? As a general rule the realtor fees are a percentage of the selling price (generally 5% - 7%) that is split between the buyer’s agent and the listing agent
Once you have decided on the realtor who is the best fit for you and your situation, you’ll sign a listing agreement that spells out the terms of the contract. Be sure you read it over carefully before you sign and ask for copies.
